Jennifer Sakin-Michon

President and Managing Partner

Jennifer has proven property management track record of building great teams and systems that consistently deliver increased cash flow, net operating income and property values for properties under her management.

Jennifer started her career as a leasing agent in 1997 and due to her work ethic, ability, and leadership skills, she was promoted up the ranks within a number of large national companies. Most recently, Jennifer served as an Asset Manager for Bridge Partners and as a Regional VP of Northern CA for Mercy Housing. At Mercy Housing she was responsible for a portfolio of affordable properties with over 2,800 units and a staff of over 100. Prior to Mercy Housing, Jennifer worked at ConAm Management as a Senior Regional and Regional Manager in Sacramento and various markets throughout California.

In 2013, Jennifer was awarded “Regional Property Manager of the Year” by a large client and owner of affordable multi-family properties. The company was listed as one of the top 15 affordable housing owners by “Affordable Housing Finance Magazine” for 2015. She received the award in part because of her ability to assess the needs of each property based on owner expectations and to lead a team that delivered dramatically improved results across the portfolio; while also delivering exceptional customer service to the owners and residents.

Jennifer’s expertise includes various programs such as A+ to C market/conventional, Student Housing, LIHTC, HUD, CalHFA, Bond, HCD/HOME, commercial and mixed-use properties. Jennifer has a COS, Tax Credit Specialist certification and is a CA Real Estate Broker.


Dave Michon

Chief Executive Officer and Managing Partner

Dave most recently served as President of a multi-million dollar business providing managed services to businesses in Northern California, including Sutter Health,, Microsoft Licensing, and Aetna/Coventry Health.

Dave brings a tremendous amount of accounting and business experience to Transcendent Management, along with his passion for delivering outstanding financial results and service levels to owners and customers.


Marvin Richmond


Marvin is the Head of Accounting for Arrowhead Housing. Marvin started Arrowhead Housing in 1998 with Joe Mohamed. Marvin has over 35 years of affordable housing and property management experience in various types of programs and has a wealth of property management knowledge. Marvin also holds a CA Real Estate Sales license.


Joe Mohamed


Joe started Arrowhead Housing in 1998 with Marvin Richmond. Joe is a licensed General Contractor and has overseen maintenance and many large-scale rehab construction projects for Arrowhead Housing clients over the past 20 years. Joe has 40+ years of property management, construction, and property maintenance experience. Joe is also a licensed CA Real Estate Broker.
